They give you this estimate for free because it doesn’t take much work. This estimate also doesn’t give you much information other than a number so where is the value?

The Sienna Custom Homes Difference!

We offer Pre-Construction Planning as a fee-based professional service. The cost of this service is usually about half of one percent of your entire construction budget. It takes a great deal of work to develop detailed specifications and a line item budget to construct a custom home but it also gives you a great deal of valuable information, which is why we charge a fee. When you work with Sienna Building as your custom home builder, you are educated about our custom home building process and you are given access to our online system as well as a “Homeowners Manual” which helps keep you organized.

Why is Pre-Construction Planning so Important?

We have been contacted many times by homeowners who went out and had beautiful plans drawn, spending months of time and thousands of dollars only to find out they cannot afford to build their dream home. Sure talking about planning doesn’t sound really exciting right? You know what is exciting? Watching your dream home being built knowing you can enjoy the process and not worry about whether you are getting a good deal or not. You’ll know the home is going to be built efficiently in terms of the time, money, energy and materials, without sacrificing any quality.

When the Pre-Construction planning “test drive” is completed, you can take this information to any other builder in town knowing your numbers do not lie. You won’t ever do that though, because we just exceeded your expectations!

Pre-construction included everything required to get the home designed and blueprinted for a fee. When you build with us, you can expect an enjoyable experience.  We are a Certified Green Professional (CGP) Builder and have worked through all of the details before we started.  You get up to the minute information on your project through our on-line system and you have access to project financials through our open-book philosophy.  You get the benefit of low overhead and attention to detail because the builder himself is the project manager.

If you already have property, we will provide a lot review with details to help you make a decision for the “best use” of the property.  If you do not have property we will assist you in locating a lot that fits your budget and lifestyle.  If you have building plans we will complete a plan review and sit down with you to create the detailed specifications required to generate a detailed line item budget.  This budget is built on real world costs obtained by every supplier and subcontractor used to build the home to your specifications.  If you need a home designed, we can help you there too. We can design permit ready plans, complete the specifications and line item budget (usually for less than the designs alone if you compare our pricing.)
